Rezonong proposal to create 3,000 new homes in Holroyd

IN a move towards providing more housing choice in Holroyd, a proposal to rezone 15 precincts from low density to medium density will soon be put on public exhibition.

The Holroyd City Council lead proposal will provide an additional 2,500 to 3,000, 3 and 4 bedroom dwellings under the Holroyd Local Environmental Plan (LEP) 2013. The proposal goes on public exhibition between Wednesday, March 26 and Wednesday, April 23,2014 at Council's Merrylands headquarters.

The medium density zone allows seven different types of residential developments including single dwellings, detached and semi-detached dual occupancies, terraces, villas, townhouses and boarding houses.

The opportunity to rezone the precincts was identified during the drafting of the 2013 LEP. Council heard calls from residents to increase density in low density precincts.

The precincts were then reviewed by Council’s Strategic Planners, who assessed the strategic merit and suitability of the sites for inclusion in the proposal.

Holroyd City Mayor, Nasr Kafrouni, said the move would offer growing families living in Holroyd and throughout Western Sydney a home in the city and strengthen the local economy.

“Our new LEP has already increased land values, affordable housing options, attracted major apartment developments. Rezoning low density areas to medium density will bring more family-sized homes into the mix,” Mayor Kafrouni said.

“This means local families who are outgrowing their apartments can stay in Holroyd and more families from across Western Sydney can move into the city.

“More families could also attract more businesses into these precincts and increase investment into new infrastructure and better transport services.

“Rezoning the 15 low density precincts across a range of suburbs including Merrylands, Pendle Hill and Guildford would be good for everyone who lives and works in Holroyd.

“Holroyd has always been a place for families and business. This proposal is one of a number of strategic and financial plans we have been rolling out to deliver the services and ainfrastructure our growing community and economy needs.”
